Equity
Torreón Capital provides up to 100 percent of the equity required for a project depending on factors including credit quality of tenants, pre-leasing prior to funding, current cash flows and project profile. Torreón Capital’s equity investments usually range in size from $5,000,000 to $20,000,000 but can go as low as $3,000,000 with total project costs as high as $100,000,000.
Structure
Torreón Capital typically serves as a limited partner in a limited partnership or a non-managing member in a limited liability corporation. As an equity participant, Torreón Capital takes an assignment of the general partner or managing member’s interest in the project.
Guarantees
The developer provides any guarantees required by the lender. In the case of a new construction project, the developer guarantees development costs and construction completion to Torreón Capital.
Profit Participation
Torreón Capital provides flexibility in each project by working with the developer one-on-one to develop a competitive profit split and return that meets the needs of both parties. Torreón Capital’s percentage of the profits is determined by factors including project profitability, amount of equity required and time frame of the investment.
